The apartment is on the ground floor, to the pool side of a country house, in which the owner lives with her family. There is a large living room with kitchen corner and exit to the terrace and a bedroom with double bed and single bed, bathroom (open shower). In front of the apartment is a private garden area with barbecue and direct access via a steep stone staircase to the pool area (shared with IUP268). The apartment belongs to a small farm. TV and cot are available on request. The owner prepares for the guests local dishes on request. The location is ideal for relaxing and as a starting point for trips to nearby Tuscan and Umbrian cities: 15 km Umbertide, 30 km Cortona and Città di Castello. Arezzo, Montepulciano, Gubbio, Perugia and Assisi are all within an hour drive (45-60km). 20 km Lake Trasimeno with its child-friendly beaches and romantic islets. In the small town of Mercatale there is everything necessary for daily needs, restaurants, bars and a colourful weekly market.
